• Governing Documents

    The Yonahlossee Saddle Club is governed under its Articles of Incorporation, Covenants- Declaration of Restrictions, Bylaws, Rules & Regulations, Architectural Control Guidelines and the NC Planned Community Act. The purpose of these documents is threefold; 1) to preserve the beauty of our mountain community and the property values of owners, 2) to provide owners descriptive documents that explain their responsibilities as owners and how their Association is governed, and 3) to provide the Board of Directors a consistent and fair process in which to manage the responsibilities and affairs of the Association in order preserve property values. These documents are important to protect the value of investment in home and property by owners. Individuals thinking of buying homes and/or property in the Yonahlossee Saddle Club are encouraged to review our POA’s governing documents.

  • Covenants, Conditions and Restrictions (CC&Rs)

    Our Covenants describe the rights and obligations of each owner and those particular to our POA. They define the maintenance responsibilities of each owner and those assumed by our POA, the operating costs to owners and how they will be collected. They define owner use restrictions relating to signage, vehicles and parking, removal of trees, animals, temporary structures, and more. They define the Architectural Review function for changes or improvements to owner property to assure that exterior construction meets the established standards of our community’s natural environment and beauty.

  • Bylaws

    Our bylaws describe the procedures and mechanics of our Association’s governance and decision-making processes. This includes officer and director positions and how they are filled, the powers and duties of the Board of Directors, how meetings, voting, and notifications are undertaken for owners and board members, and the methods of record-keeping and reporting.

  • Rules and Regulations

    In addition to regulations imposed through our governing documents and the state and local government, our POA has internal association rules allowed under the processes outlined in our Covenants. These rules also preserve the beauty of our community and property values and cover architectural control, tree retention, and how owners submit requests for tree removal.

  • Articles of Incorporation

    Our Articles set the name of our POA, assert that it is a nonprofit corporation under Chapter 55-A of the NC Non-Profit Corporation Act, identify our legal agent, official mailing address, and the individual authorized to receive legal notices on our POA's behalf.

  • Architectural Guidelines

    The intent of the Yonahlossee Architectural guidelines is to protect high quality design, overall diversity, and individual expression within the context of a cohesive and harmonious architectural framework. The guidelines are used by the ARB to evaluate the appropriateness of the proposed residence and as a supplement to the covenants (deed restrictions) recorded with the Register of Deeds. The guidelines consist of 5 basic sections: natural environment, site development, building development, site construction, and the architectural review procedure.
